What the bill actually says, no spin.
- Sellers of five or fewer parcels must give a written disclosure affidavit at least seven days before sale.
- The affidavit must be in 12‑point type and list access, utilities, floodplain, wells, and other details.
- Buyers can cancel the purchase within five days after receiving the affidavit.
- Any waiver of the seller’s liability in the affidavit is not valid.
- The escrow agent must record the affidavit with the deed but is not liable for any errors in it.
- The county recorder does not have to check the affidavit’s accuracy.
